This stage takes the design idea to a technical level, where the notions put forward during the initial design stages are tested and examined by the architects and the project engineering team. Design Development will include the detailed investigations necessary to fully scope the technical aspects of the project.



The Design Development stage typically involves significant input from engineering and services sub-consultants, utility service providers and includes detailed compliance processes and design analysis against codes and regulations.


Our office considers the conclusion of a Design Development stage commensurate with documents reaching a level where application to FESA and the Local Authority for a Building Licence could be made, subject to approval from our Client. This approach allows us to include conditions required by the Building Licence within Contract Documentation, before Tender pricing commences.


By this stage, we believe the Client should have sufficient information to clearly assess the project from all aspects of design, time and cost against the intent of the Project Brief.
